Senior Fund Analyst


The Senior Fund Analyst’s core responsibility will be fund level oversight of WNC’s growing Preservation Equity Fund (“PEF”) platform. This entails investor capital calls, return calculations, cash flow calculations/distributions, detailed quarterly reporting and working closely with PEF asset managers to fully understand property level performance from quarter to quarter. In addition to oversight of PEF funds, the role will also be responsible for monitoring the long-term performance of multi-investor, proprietary and guaranteed low income housing tax credit (“LIHTC”) funds. This entails reviewing tax returns to analyze investor benefits, prepare and provide reports to investors on a quarterly basis, provide support and analysis to management, and gather investor due diligence as needed.

Position Responsibilities:

  • Responsible for oversight of PEF funds, including:
    • Capital contribution requests
    • Calculating and communicating cash flow distributions to investors quarterly
    • Update future cashflow projections and return metrics on a quarterly basis
    • Investor quarterly reporting and any ad hoc investor requests
    • Communicate intelligently and efficiently with investors both written and verbal
    • Maintain fund models and perform ad hoc scenario analysis for internal stakeholders
  • Responsible for oversight of LIHTC funds, including:
    • Capital contribution requests
    • Meet with Construction/Asset Management to determine equity needs of properties
    • Reconcile cash requested/utilized
    • Communicate intelligently and efficiently with investors
    • Maintain fund models and ensure accuracy and data are up to date
    • Review tax returns to update credits and tax deductions
    • Update reserve analysis
  • Complete timely quarterly and annual reporting
  • Communicate with investors by sending information that is accurate and timely
  • Understand property operations and cashflow at a property level and how cash flows through the fund to investors
  • Understand and review tax returns, including analysis of projected vs. actual benefits by line item including tax credits and depreciation.
  • Can also review more complex tax issues such as dispositions, short-year tax returns, Section 704(b)/minimum gain analysis and recapture analysis
  • Other duties as assigned, including but not limited to:
    • Attend appropriate industry association events and conferences
    • Build and maintain successful relationships within the industry

Qualifications:

  • 5+ years of experience working with Low Income Housing Tax Credits and/or cash flow focused real estate investments
  • Attention to detail is a must
    Ability to work independently with limited oversight
  • Self-motivated with the ability to solve problems independently
  • Possess professional level communication skills to interact with institutional investors, both verbally and written
  • Knowledge of financial statements (income statement and balance sheets), partnership tax returns, and audits
    Ability to understand partnership agreements and other legal documents
  • Ability to organize and schedule tasks while supporting multiple projects
  • Highly proficient in MS Excel with prior financial modeling experience
  • Ability to learn complicated tasks quickly
    Strong emphasis on accuracy of work completed
  • Analytical, with a broad knowledge of financial markets and a strong desire to constantly improve efficiencies

Education:

  • A bachelor’s degree in accounting, business/finance
  • 5+ years applicable experience in accounting, real estate/affordable housing
